1. well, a bedroom is likely to be around 12 feet long

if you make it 1 in/2 ft
then the model length will be

12 ft (1 in/2 ft) = 6 inches long (reasonable)

if you make it 1 in/12 ft
then
12 ft (1 in/12 ft) = 1 inch
(kind of tiny to work with)
