Do what is in parenthesis first. You get
12 + {12 - 36/4}
Next do what is in the brackets
12 - 36/4 = 48/4 - 36/4 = 12/4 = 3 or
12 - 9 = 3 whichever way you prefer.
Then, you are left with 12 - 3
